Pool House Project Background

The condo complex features a cape-style building that functions as a pool house, office, and meeting area for residents. Initially, the community had hired an architect to design an extensive second-floor addition. However, the permits required for this ambitious plan would have exceeded their budget and delayed the project significantly. Recognizing the need for a more feasible solution, we proposed a second-floor remodel that would still provide additional space and sunlight without prohibitive costs and time constraints.

We updated the design and layout of the remodeled condo pavilion after thoughtful conversation about the functions it needed to serve.

First Floor Enhancements

The first floor underwent significant upgrades, starting with floor refinishing using durable vinyl plank flooring. This material was chosen for its ability to withstand high traffic and moisture, making it ideal for a community pool house setting. The public bathrooms received a full facelift, featuring new Fabuwood cabinetry vanities, quartz countertops, and brushed nickel hardware. We replaced the toilet stalls and toilets, added grab bars to improve accessibility for elderly residents, and fitted the entire first floor with new sheetrock. This fresh canvas for Benjamin Moore paint brightened the space considerably.

Second Floor Remodel Highlights

We focused on creating a more spacious and inviting environment on the second floor. We replaced the narrow, steep staircase with a new, code-compliant set of stairs, carpeted for added safety and comfort. We reframed the second floor to create additional space for a desk area and club tables for community games. We installed new sheetrock throughout and matched the flooring with the first floor for a cohesive look.

We built a kitchenette station featuring Fabuwood cabinetry and quartz countertops, which are ideal for a coffee station and mini refrigerator. The half bathroom on the second floor features new plumbing finishes and a grab bar for added safety. To address the lack of natural light, we added Andersen transom windows, bringing more sunlight into the space and making it feel more open and airy.

Outdoor and Structural Improvements to This Condo Common Space

Outside, we replaced the fencing around the pool area with beautiful iron fencing and updated gates, creating an attractive and secure boundary. We also added PVC fencing around the outdoor shower area for privacy. We also repaired the building’s siding and repainted where necessary, ensuring the exterior was as refreshed as the interior. New outdoor light fixtures improved visibility and safety around the pool house.

One of the standout features of this remodel is the new kitchenette on the second floor. Equipped with Fabuwood cabinetry, quartz countertops, a coffee station, and a mini refrigerator, this area provides a convenient spot for community members to enjoy refreshments. We also significantly improved the building’s infrastructure, including upgrading the mini-split system for better climate control and comfort. New plumbing in the pool pump room ensures efficient operation and maintenance of the pool, ensuring the pool is equipped to support many more seasons of fun.
